As landlords, we have been dealing with Mrs Sharon Tubb at Romans for over 10 years. During this time, Sharon has taken excellent care of our house (as though it were her own) and as we live abroad, we have put our full trust in her to look after our property. From finding good tenants, dealing with the continuous maintenance, regular inspections and ensuring the rent is paid on time, to taking the stress away from letting a property, Sharon has done all of this with a good sense of humour along with excellent communication skills and continuous professionalism. We would have no hesitation in recommending Romans to any landlord/tenant for their excellent service.

Caty and her colleagues (Previously Jon Hallett ) have coordinated the letting ,management and maintenance of our
two flats for a long time - more than ten years.. while we've been abroad contact is usually by email and very rapid, sometimes by phone. Accounts are clear and tenancies have been renewed very quickly.

The process was smooth with no hick-ups. Always professional and consultative in their approach. Really enjoyed dealing with them. The only negative if it is one, is that I never received a response to my question, but this has got sorted now that we moved in. We are still waiting for a signed copy of our tenancy agreement to be sent back to us.
Overall, we would definitely recommend Romans to others!

Kieran's quick response to viewing the property on purchase and providing appropriate feedback to enable me to focus on what did or did not need updating in the property; arranged viewings very promptly so that a tenant was secured while the work was being carried out thus allowing for occupancy without delay.

During the last 7 years I have been working overseas and during this period I have found Romans to be a very good organisation which has given me peace of mind in respect of issues associated with the renting of my property. I cannot compliment Ms. Emma Doel enough on her invaluable support and her professionalism and it is re-assuring to know that a competent person is handling the various issues of letting the property while I am some 10,000 kms away.

I have a couple of houses that I rent out, and between Rob and Kieran they have been very professional in their approach to getting suitable tenants. On phone calls and meetings I am always greeted with politeness and kind words. I would not wish to leave a conscious and well run office at Romans ( Woodley branch).
I would like to give a special mention to Lynn Masterman (and her co-workers) for all the advice and hard work with the tenancy, check in/out and inventory. It’s always nice to know that there is good aftercare service as well.

The whole experience of renting my property with Rob and Kieran at Romans has been excellent. They have both been very helpful in answering any questions I had, suggesting a great handyman, and advising me on a regular basis when viewings were taking place and how they went, giving detailed feedback. Most importantly, they have found tenants to move into our property quickly and everything has gone smoothly. I would highly recommend Romans and the lettings team at Woodley.

Romans have managed the letting of my two properties for the last three or more years. They've been prompt in dealing with tenants' issues and have taken the initiative in urgent situations (as I am resident overseas). New tenants have been found quickly and have been of good quality. I would recommend considering them for managing lettings.

Our tenant was having problems with the oven which is covered by a service agreement with British Gas. They said they were unable to replace the faulty knobs. However, a private contractor was able to do this and, therefore, we paid for it to be done. Molly contacted British Gas and said that they should have been able to carry out the work under the agreement. They agreed and are refunding the payment made to the private contractor. Molly's efforts were really above and beyond the call of duty and we were really pleased. Our property is managed by Romans which gives us peace of mind and I would certainly recommend

I was pleased with the friendly yet professional way I was dealt with, which made it easy to deal with Romans. I had a last minute panic because one of my references wasn't received until last minute (day before move!) but Kieran was extremely helpful - he had stepped into the case while Rob was on paternity leave.

Kieran Lamb kept us up to date with progress all the way through the process leading up to moving in on the day. He was very patient and understanding when it took a while extra for me to get my references sorted out as I had just changed employer and my details weren't on the system straight away. He is a very nice man to deal with and friendly.
Rob Flood showed us round the property to begin with, he was very friendly and professional and was able to answer all our questions. We also dealt with him whilst Kieran was away and was equally as helpful and informative

Rob was very thorough at explaining the requirements for letting our property. He also helped us to fulfill these requirements before finding us a tenant.
Rob was easy to contact and always got back to us quickly if we had any queries.
A suitable tenant was found very quickly and they were in by the date we had hoped for.
Caty was very helpful and efficiant with the contract elements of the agreement and always easy to contact

Lynn prepared the agreement and facilitated a speedy signature and authorisation process. Lynn was flexible in being prepared for me to meet her in the office to sign the agreement and therefore ensure the handover date was not compromised.

Rob identified a problem with a potential tenant whcih I would probably not have discovered myself.
When that tenant was lost he quickly arranged new viewings but was then very understanding when another problem arose and the property had to be withdrawn from the market because the original tenant remained in situ instead of leaving.

I have never been able to compliment an estate agent before, but I would like to praise Rob Flood, Kieran Lamb and Caty Johnston from the Woodley office. From the minute I walked into the office they could not have been more helpful, all the way to after sales service once the contract had been signed.

The agent has been really nice, things went very well. We could move in few days and the house is very comfortable, the area is very friendly and quiet.

Kieran and Rob were always very quick at getting back to me. The property we ended up letting was recommended by Rob so he clearly knew what we were looking for in a property. Although it was a bit over our budget, Rob also suggested the landlord may come down on price, which she did! We had a few viewings with the Woodley office and they were very patient when we saw houses we didn't like. We never felt pressured by any of the staff to go for a house we didn't like. Having weekend and late hours also really helped as we work during the week, sometimes until late.

Mr Lamb took his time to look at our property, give advice and talk through the lettings process. At no time did he pressure us to sign up to Romans even though he had spent considerable time talking to us. He allowed us time to make decisions and take things one step at a time. All paperwork was completed without any problems and tradesmen recommended to help us bring the property to the necessary level to rent. We were kept informed of all progress. The property was rented out very quickly to reputable tenants.

Rob showed myself and another prospective tenant (due to be living with me) around the property at short notice.
We were informed of some refurbishment works going to be taken place.
The paperwork was given and completed very quickly, and even with a change of tenants (the other person dropped out on the agreement) Romans were always very polite and I always received a very quick response from them.
It was a fantastic service they gave and I would recommend them to anybody

I would definitely recommend Roman's to anyone, I viewed and moved in within 2 weeks and everything was sorted readily and easily. There vetting process is a little OTT, however I understand that it's an important process and can't fault them for it. Great Service, great communication and seem to be a fair letting agent.

Kieran was a very helpful individual at Romans. He took the time to listen and understand my requirements. We were looking for a place to rent urgently and he found something for us although it did not meet all our requirements, but satisfactory.
I found the finance department a little bit forceful and rigid. Even though I have informed them of my intention to move in early (before the minimum days notice period required before charging the early moving in fee), they still insist that I will pay the early moving in Fee. Kieran as mentioned earlier helped to broker a deal where I only paid the fee to amend the contract and not the early moving in charges. In the end, I will say the services was good, but they could do a bit more. I will say the individual staffs are fantastic, there may be some target given by their organization which make the staffs a bit aggressive in chasing and closing deals.
To their credit, after Sales Services was very good. Rob was checking consistently to ensure things are running smoothly once we moved in.

1. I asked Kieran at the Woodley office to find a tenant for my 2 bed terraced property. He did so within a week! The perspective tenants went through the necessary checks with flying colors. All the administration was then very competently handled by Caty. The whole experience was seamless and filled me with confidence.
I would definitely use Romans again and specifically Kieran and Caty!

We have recently moved into a rented property and are both extremely happy. Kieran Lamb at the Woodley Branch was both very helpful and super organized, we were really impressed by how smoothly he dealt with the whole transition. The only niggle we had was the Keysafe application, my partner has been through the process a few times within the last two years and they are not quite as helpful as they could be, however Kieran was quick on the case and had it sorted in no time

My husband and I were relocating to this area. We had to find a house that suited our requirements in very short period of time. A manger of the branch, rob flood, was very professional, prompt, and understanding. He returned called without delay and when he said he will ring later he always did. Within ten days of finding the property all our checks were completed, contract was emailed to us and details of the tenancy were explained. All of this even without opting for a fast track!!! I am extremely grateful for all the help offered!

This was the first time I have let a property so I was very careful to look for the right agents and am delighted to say that we had great service. Romans were polite and helpful throughout the viewing, vetting and confirmation process and the visits that I made to their office in Woodley were pleasant and I was dealt with quickly and efficiently by friendly staff. They returned my phone calls and emails quickly. Robert was a particular star answering all manner of questions and supplying several names for cleaning and removal companies. We were very pleased with how speedily everything happened. We had a few issues towards the end with a change of staff but I would happily recommend Romans at Woodley to anyone.

This is the second time I've used Romans as a tenant, once with the Bracknell branch and the latest time with the Woodley branch. Both times, Romans have been very professional, helpful and very good at keeping in touch and regularly contacting me with updates as to how the vetting etc. was coming along. Neither property was managed by Romans, so I cannot comment on that aspect of their business.The only reason I've given a good rating instead of excellent is that I find them a little expensive when it comes to renewing contracts, even when there are no changes to the terms. That, and the fact that their rental contracts state you have to use Spark Energy (avoid at all costs!!) if the property is managed by them.Other than that, they are probably one of the best estate agents I've ever had to deal with. Their offices are always pleasant, staff courteous and polite and very helpful when things go wrong. I've never waited more than a couple of minutes to see anyone in branch, and getting through on the telephone is no problem at all.

I have recently used the services of Romans in Woodley to facilitate a move to a property in the local area. I dealt with both Kieran and Robert in the lead up to the move.
Both Kieran and Robert were very professional and friendly and I found them both courteous and helpful whenever I had a query regarding the move. I found them to be efficient, understanding and knowledgeable and I would recommend the Kieran, Robert and the services of the Woodley branch to anyone either looking to buy, rent or sell a property in the local area.
I have no complaints about the level of service I received and overall the move was smooth and relatively stress free. Accordingly I have no hesitation in rating them 'Excellent' - it is well deserved.
